History in the Making
I will admit the title I came up with for this edition of the Enewsletter is a bit overdramatic. There are of course many other events that have occurred in this country that would be fairly described as "history in the making".

But of course it's all relative. In the Vail Valley, history sometimes is made without anything really amazing happening - just something new and exciting. And as you would expect, the landmark event(s) has something to do with real estate.

Because of the economy and the average age of those who own homes in Vail and Beaver Creek, we are now seeing incredibly rare and exclusive homes going on sale. Homes in areas where there has been no inventory for sale in several years.

One property in particular is a townhome in Bishop Park in Vail Village. This home is part of an 8 home enclave of the most unique residences. Unique because in Vail Village, the majority of properties are condominiums which average 2-3 bedrooms and 1,300 square feet. The townhomes at Bishop Park are typically in the 3,000 square foot range with 4 plus bedrooms and underground parking. They are incredibly private, beautifully constructed and only a very short walk from the Vista Bahn chairlift. You feel like you're outside of town, but really only about 100 steps from Sweet Basil and the Lodge at Vail. There is simply no other property like Bishop Park in regards to location and quality of living.

So onto the details: #2 Bishop Park is now on the market listed at $8,750,000. This spectacular home has 4 bedrooms and bathrooms and 3,120 square feet and two underground parking spots (I don't need to get into detail about how coveted parking is in Vail Village - as an example, the Vail Mountain Club has sold all of their parking spots only steps away from Bishop Park for $250,000 each!). This home has been owned by the same family for 20 years. Bishop Park homes rarely come on the market - one in every 5 to 10 years. Two years ago, in a better market, this home would've been listed $2,000,000 to $3,000,000 higher.

Another history making listing is the condo at 1 Vail Place. This is THE condo on top of the old ticket office at the base of the Vista Bahn. You cannot, I repeat, you cannot get any closer to the lift than this. The view is of the Vista Bahn and Giant Steps/Pepi's Face. List price is $11,990,000. The owners bought this incomparable property 11 years ago from the previous owners who had it for 7 years. Like Bishop Park, this is a rare and tremendously exclusive home. To see it on the market is, in Vail terms, history making!

I am seeing more and more unique properties coming online and, above all, more and more great deals. Many of my clients are now calling me to look into buying at such an opportune time. This is truly an historic time in the real estate market in the Vail Valley.
