The Vail Valley has always been different than the rest of the country in a variety of ways. There are two world class ski areas that serve as the backyards of most residents to start with. We also have more to do outside on a snowy or sunny day than most anywhere in the world. But there is an economic aspect that most people don't recognize. When the rest of the country's real estate markets are in severe depression, ours seems to be hanging in there.

That's not at all to say that we're not experiencing a downturn in home values in this area, because we most certainly are. But by being in a resort market, we still have demand from more of a variety of home buyers which essentially keeps the market afloat.

So what makes the Vail Valley real estate market unique is that although we are seeing a reduction in values of at least 20% in most areas, we are still seeing activity in small pockets of the 2nd home market. In fact there are tales of multiple offers and bidding wars on a select few properties in East Vail recently that were sitting idle on the market for months without the slightest hint of offers. This goes to show that the market is quite random. The right properties are being jumped on while many others sit unvisited.

Moral of the story is that there are great deals to be had in this Valley, unlike any we've seen in over 20 years. But when you find the property that interests you the most, don't wait too long to make an offer because everyone else sees the value in the pricing as well.
